Manatee County Real Estate Stats - August 2013How is the Manatee County real estate market holding up? Well, the latest statistics paint a clear picture that the market is actually quite strong.

Across the board the stats show improvements in every category, but the three categories I pay most attention to are Average Sold Price, Average Days on the Market, and Number of Active Listings. Lets take a look at how each of these categories has improved from August 2012 to August 2013.

Average Sold Price – Perhaps the category that most people are interested in, the average sold price of homes in Manatee County has increased from $206,749 to $231,931. This is an improvement of 12.8%

Average Days on the Market – This category gives us a picture of how quickly homes are being sold once they are listed. In August of 2012 the average number of days it took to sell a home was 112. In August of 2013 this number dropped to 91 days for a decrease of 18.75%

Number of Active Listings – This category is our best indicator of inventory level for Manatee County. The number of active listings has shrunk from 2,831 in August of 2012 to 2,422 in August of 2013 for a decrease of 14.45%

These three categories clearly show that home prices have increased, homes are selling quicker and inventory is down compared to last year at this time.

When you combine that with the fact that homes in Manatee County are now selling for nearly 97% of asking price what you get is simple…A SELLER’S MARKET!
