Manatee County Real Estate Stats - June 2014The Manatee County real estate numbers for June 2014 are in and there is both good and bad news.

Of course, the number one thing sellers are interested in is whether or not prices are going up. Well, the good news for those selling real estate in Manatee County is that the Average Sold Price has increased 12.63% from June 2013 to June 2014.

However, the bad news is that the Number of Active Listings has jumped significantly from 3,201 to 2,758 for an increase of 19.86%. This is not good news for sellers as real estate, like anything else, is all about supply and demand. Should the Number of Active Listings continue to rise that will only lead to one thing…a decrease in prices.

As the year continues it will be important to monitor the supply and demand of the real estate market by paying close attention to the Number of Active Listings. For now though prices have remained strong and continue to increase. The only effect this jump in the number of listings seems to have had thus far is on the Average Days on the Market. From June 2013 to June 2014 there has been an increase in the Average Days on the Market from 86 to 106 for an increase of 23.26%. Therefore, while you may be able to get more money for your Manatee County real estate than you could a year ago, you will likely have to wait longer to make the sale.
